A thorough inspection of a property prior to purchase can significantly reduce the risks involved in property transactions. I provide professional reports tailored to suit your own requirements, whether the purchase is for residential or commercial purposes, freehold or leasehold.
Choose this report if you are buying or selling a conventional house, flat or bungalow built from common building materials and in reasonable condition.
It focuses purely on the condition of the property by setting out the following:
Formerly known as a structural survey, you could choose this option if you are dealing with a large, older or run-down property, a building that is unusual or altered, or if you are planning major works.
It costs more than the other RICS reports because it gives detailed information about the structure and fabric of the property. It includes:
This is a bespoke report similar to the full building survey and set out in the same way just at reduced cost.
If after discussion with me you feel that a Full Building Survey is not necessary but a standard Condition Report is not appropriate, then I may recommend this option.
The Headline Survey will be limited in that it will report on “serious defects”, “essential repairs”, “further investigation”. “environmental matters” and “matters for your Solicitor” only.
It will not report on “other repairs”.
For commercial properties, a fully bespoke report is always prepared and I would be happy to discuss in detail the extent and content of the inspection and report with you.
I can prepare reports for freehold purchases and for both landlords and tenants.
